Ask The Expert October 2024

Happy Fall everyone. I was lucky to enjoy a vacation to a Tropical Island this summer. I unfortunately returned to a broken HVAC unit and a broken refrigerator. Not good news with DC area temperatures above 95 degrees. This leads me to the importance of HVAC Maintenance: Keeping Your System Efficient and Reliable

As the seasons change, so does our reliance on heating, ventilation, and air conditioning (HVAC) systems to maintain comfortable indoor temperatures. While these systems are designed to be robust and long-lasting, they require regular maintenance to operate efficiently and to extend their lifespan. Here’s why HVAC maintenance is crucial and what you can do to keep your system in top shape.

Why HVAC Maintenance Matters

Improves Efficiency: Regular maintenance ensures that your HVAC system operates at peak efficiency. Clean filters, coils, and well-lubricated components reduce the strain on your system, leading to lower energy consumption. According to the U.S. Department of Energy, maintaining your HVAC system can result in a 5% to 15% reduction in energy use.

Extends Lifespan: Just like any other mechanical system, HVAC systems have a finite lifespan. Regular maintenance helps prevent issues that could lead to premature system failure. By addressing minor problems early, you can avoid costly repairs or replacements.

Enhances Air Quality: A well-maintained HVAC system helps ensure that the air circulating in your home is clean and free from contaminants. Regularly changing air filters and cleaning ducts can reduce allergens, dust, and other pollutants, improving indoor air quality.

Prevents Costly Repairs: Routine maintenance can help identify potential issues before they become major problems. For example, a technician might spot a worn-out component or a refrigerant leak that could lead to more significant damage if left unattended. Addressing these issues early can save you money on repairs.

Maintains Warranty Coverage: Many HVAC manufacturers require regular maintenance as part of their warranty agreements. Failure to adhere to these maintenance requirements could void your warranty, leaving you responsible for repair costs that might otherwise be covered.

Essential HVAC Maintenance Tasks

Change Air Filters: Air filters should be checked and replaced every 1 to 3 months, depending on usage and the type of filter. Clogged filters restrict airflow, reducing system efficiency and indoor air quality.

Clean Coils and Condensate Drains: Both the evaporator and condenser coils should be cleaned annually. Dirty coils can decrease efficiency and cause the system to overheat. Additionally, check and clean the condensate drain to prevent water damage and mold growth.

Inspect Ductwork: Over time, ductwork can develop leaks or become obstructed with dust and debris. Inspection and cleaning of the ducts can improve airflow and system efficiency.

Check Refrigerant Levels: Low refrigerant levels can affect cooling performance and lead to compressor damage. A professional technician can check refrigerant levels and recharge them if necessary.

Examine Thermostat: Ensure your thermostat is functioning correctly and is calibrated accurately. An improperly calibrated thermostat can lead to temperature inconsistencies and increased energy bills.

Inspect Electrical Components: HVAC systems have various electrical components, including connections, relays, and capacitors. Regular inspections help ensure these components are in good working order and can prevent potential electrical issues.

Lubricate Moving Parts: Motors, fans, and other moving parts should be lubricated regularly to reduce friction and wear. This simple maintenance task can help prevent mechanical failures.

When to Schedule Professional Maintenance

While some HVAC maintenance tasks can be performed by homeowners, many require the expertise of a professional technician. It’s generally recommended to schedule a professional maintenance checkup at least once a year. Ideally, you should have your system serviced in the spring for cooling systems and in the fall for heating systems.
